Location |
Located just above the Burgundy
canal at the entrance to the Ouche Valley, 15km west of Dijon. The
99 acre-estate has a private airfield (grass runway, 800 m x 50 m
directly behind the Château), and its own vineyard with 3,500 wine
plants. The very well maintained park is often mentioned in
specialized magazines as a unique arboretum in France. The soil
content is normal and the surrounding cultural environment is
good. A farm is adjacent to the property. The Bourgone-Burgundy
region is famous for its culture, history, famous wines and its
outstanding gastronomy. Dijon, the capital, has a population of
approximately 220,000. Its educational, economic and international
structure, a modern highway, railway systems (TGV, high speed
train), international airport, makes Dijon an important central
location in Europe.
The property was built in 1830 as a private residence and
hunting lodge in the classical Baroque style with a visible period
Rococo influence. At the time, the Burgundy canal was under
construction. During the past few years the property has been
completely renovated, modernized using the newest techniques and
technologies, becoming an international Deluxe Hotel * * * * with
all the necessary amenities in the heart of the famous region of

Description |
The property was initially built
as a three story freestanding building with approximately 950 m2
of living space, with full cellars and a solid wood roof
structure. The cellar walls are made of brick, pointed and then
plastered. The vaulted ceilings in the rooms are made of bricks.
The floor of the cellar is of concrete, with flooring plaster and
a solid stone staircase leading to the ground floor. The space
above the vaulted ceilings has been filled with concrete and
layered by screed. The roof structure is of solid wood. The
underside of the ceilings are built in the style of "plafond à la
française" (protruding wooden beams) which have been covered in
part with wood, painted and decorated resulting in beautiful
coffered ceilings. The roof structure is angled and built as
described above. The steeply angled roof is decorated with
protruding gable windows of different styles and sizes. The
exterior chimneys and the tops of their stacks also have special
forms. These seven chimneys are necessary for the open fireplaces
found within each room, the kitchen and the central boiler room.
The main staircase to the different floors splits into two or
three parts with a landing at each floor. It is built of solid
wood and attached to the walls of the Chateau. The staircase and
its handrail are constructed in the style of Baroque-Rococo. In
the right hand part of the building is a hydraulic lift with
access to each of the three floors. The distance between floor and
ceiling is 3.90m on the ground floor, 4.20m on the first floor and
2.70m on the second floor with the occasional suspended c The four
adjacent buildings have all been constructed in the same way as
the main house, of solid material and tiled wooden roof
structures. Apart from the partially cellared apartment house and
fitness house the other buildings have no cellars. Fully automatic
warm water central heating with two oil fed boilers. Existing oil
tanks in the cellar. The sanitary installations are in good
condition. The electrical installations are conformed to building
codes. Electricity, water and all amenities are provided by the
council. In total there are 14 open fireplaces. The chimney flue
and walls are of stone. The doors are of solid wood in relief on
both sides. Windows are of wood and PCV double glazed. The
entrance door, windows by the stairs and those in the seminar room
as well as many other rooms, such as the light dome room on the
second floor are paned glass windows. On the whole the ceilings
are covered wood panels and in parts plastered. Various rooms are
wood paneled. The other walls are plastered, wallpapered and
painted. The living rooms on the ground floor are fitted with very
good hotel quality carpet. In the bathrooms both walls and floors
are tiled. The hall, stair well and restaurant have the original
large ceramic flagstones. The steps of the staircase are of solid
wood with a landing at each floor (wood and carpet).
The harmonious relationship between the park and the building
is clearly apparent. The facades of natural stones are decorated
with numerous carvings. The door and window frames are also of
carved natural stones. The main construction and its adjacent
buildings have been well maintained over the years preserving its
optimum value. |

Good lighting and drainage
systems. Access routes, paths, parking and open areas around the
buildings are covered of gravel. Open swimming pools are tiled and
in good condition. The fitness center, sauna and showers have
wooden walls and tiled floors. The park and arboretum with its old
trees are well maintained and kept. The trees are a mixture of
conifer and broad leaf as well as a mixture of saplings. |
