1930’s. Majestic building, with classical stone structure
and period architectural details. This elegant mansion is
perched on one of the estate’s lush hilltops and features

greystone construction typical of its era. Offering nine

$75 million in infrastructure in the region (highways & tourism
promotion).

conference center, three more hotels, a spa and additional
lodging units between 2002 and 2006.

reservation system.
- A very comfortable climate in the peak summer season.
- The presence of large multi-nationals operating hotels
currently in the region
- A favorable exchange rate makes traveling to Canada
extremely competitive.
- Exceptionally beautiful scenery and ever-growing reputation
a world-class resort with tourism promotion to support the
region.

|
Real Estate Developments in the Region |
Over the last decade, Mont
Tremblant has become an International four-star, all-seasons
resort. From its current 1,750 hotel & condo units, the Mont
Tremblant Region is expected to expand to 7,500 units by the year
2008. |
|
The Golf Course |
The Golf Course, which forms part
of the property, was designed and built approximately 25 years ago
to take advantage of its breathtaking views, making it one of the
more interesting courses to play among a wide variety of golf
resorts open in the area. The course enjoys an enviable
reputation as one of the most scenic courses in the entire
Laurentians.
The golf season runs from late April through October, providing
a particularly spectacular vista in Autumn, during the
world-famous fall foliage.
The course is open to the public but allows for annual members
who enjoy signing privileges and preferred starting times.
The course hosts approximately 20,000 rounds of golf per year.
The golf course is continually being upgraded and is maintained
to a very high standard. Substantial work has been
undertaken over the last few years, including:
- The redesign and construction of four spectacular new holes
overlooking the lake.
- The building of stone retaining walls along the lake.
- Improved drainage of three holes.
- New patio terrace.
- Upgraded practice putting green adjacent to the Clubhouse.
- Addition of a driving range
- Two new ponds.
- Significant improvements to the landscaping of the entire
course.
In addition, the continuous acquisition of new machinery and
equipment ensures that the quality and conditioning of the course
remains high.
Should the new ownership decide to convert this course into a
world-class competitive course, this could be easily accomplished.
A renowned architect has prepared a preliminary plan for the golf
club to demonstrate how to bring this course to a professional
level. The plan demonstrates that a more competitive
6,800-yard length could be an easy matter of converting certain
holes, changing some of the greens and adding tee boxes. |
Golf Club and
Other Facilities |
The golf course is a fully
equipped and professionally administrated golf club, with all the
amenities required for the public and members alike. A charming
and functional clubhouse is located on the golf course property.
The Clubhouse includes the following:
- Fully equipped locker rooms for both men & women
- A licensed restaurant
- Dining Room & Bar for 90 people
- Second floor dining and bar facilities accommodating up to
150 people
- Office with personal bathroom
- Terrace
- Practice putting green
The Clubhouse and the other outbuildings are in good condition
and are well maintained. Recent improvements to the
Clubhouse grounds include the addition of a retaining wall, large
patio and significant landscaping. As well, there is a new
septic system and tanks, plus an enhanced effluent disposal area
with underground (automatic) electric pumping system.
A fully equipped mechanic’s shop is located adjacent to the
clubhouse, which is capable of servicing all machinery &
equipment.
Located immediately to the south of the Clubhouse is the fully
equipped, year-round caretaker’s house.
A greens keeper’s office/residence is located next to the
caretaker’s house. It has two bedrooms, a full bathroom and
kitchen. The building is currently being used as an office
and living facility for all the grounds staff.
The property has its own reservoir. There is a
purification system with a capacity of approximately 40,000
gallons. It presently supplies water to the Clubhouse, the
caretaker’s home, other buildings, and several home in the area.
The Golf Course could be converted to valuable lakefronts lots,
should this be a more desirable option to the new ownership. |
Golf in the Mont
Tremblant Region |
The Mont Tremblant Region has been
deemed the only region in Quebec where it is possible to create an
important “Destination Golf Zone” within a world-class year-round
resort. This area received 2.3 million visitors in 2000,
approximately 8 times the tourist population of a decade ago.
Golf is at the core of this expanding area.
Based on the projected expansion of the Mont Tremblant Region,
it has been predicted there will be a demand for at least 20 golf
courses of a world-class quality by 2008. This will require
the construction of 16 new courses.
Although a number of quality courses are in this area, they
cannot serve all the golfers who whish to play.
The Golf Course is well positioned to take advantage of the
current demand easily, should the new ownership decide to further
develop the golf course portion of this property. |
