Flat
to gently sloping, prime tropical forest, the site is surrounded by
water on all sides, nearly forming an island. It is located between
Matanchen Bay to the east and the San Cristobal River to the west, the
Pacific Ocean on the south and southwest sides, and the La Tovara
River forming the northern border.

USE
730
acres (fee land) consists of improved smaller agricultural
plantations, featuring mangoes, pineapples, bananas, papayas,
avocados, coconuts, limes and coffee. 659
acres (leased land) consists of a number of small,
thatched-roof food service huts and several residences on the beaches
of Matanchen Bay along with a shrimp larva installation on one of the
ocean front coves.
• ENVIRONMENTAL
IMPACT
REPORT
Four
separate environmental assessments performed on the property and
proposed development. The
general EIR was conducted by the State government’s own Center for
Scientific Investigations at the University of Nayarit, under the
direction of the federal agency, SEMARNAT, certified and approved
without impairments to the development plan as proposed.

INFRASTRUCTURE
◊ Potable
Water
There
is a year-round, deep artesian spring and reservoir 2 miles to the
east of the site, with a capacity of 3,000 liters per day.
The State government recently completed a 12” water line from
the spring to the entrance of the property.
The entire project demand is 75 lpd.
◊ Electricity
Limited
supply at present. Newly- installed lines increased the local substation’s
capacity by 33%, sufficient for the project’s needs, however, lines
must be run from the substation to the site, a distance of
approximately 2 miles, and an on-site substation must be constructed.

FEASIBILITY STUDY

The
Owner/Developer group commissioned the hospitality & tourism
consulting firm of Ernst & Young to undertake a thorough market
study.
The report
analyzed the Mexican tourism market in general, the Puerto
Vallarta “gold coast” region, and specifically San Blas and the
proposed project.
